Where eight people stay can shape the whole Kyoto trip. After a day out, you may want a room where everyone can talk about tomorrow. In the morning, you may want somewhere to meet without having to wake up at the same time. A private machiya stay offers a way to share that time.

Our machiya stays include whole-house properties and private units within a row of connected townhouses. What “private” includes, and how the rooms are arranged, differs by property. If you are travelling as eight, look beyond the maximum guest count to see where everyone will sleep and gather.

Picture the day with your group

With a larger group, time together and space apart both matter. Some guests may sit around the table while others turn in early. Look at the photographs and floor plan to see how the living space relates to the sleeping rooms.

For a family trip, check where young children would sleep and where the stairs are. For friends, decide in advance who would use beds and who would use futons. The number and arrangement of bedrooms and bedding vary between properties.

Five things to check before booking

  1. Guest capacity: Search availability for your dates and eight guests.
  2. Bedrooms and bedding: Check the number of beds and futons, room divisions, and privacy.
  3. Living and dining space: If everyone wants to gather at once, inspect the photographs and floor plan.
  4. Bathrooms and toilets: Check their number and location, especially for the morning routine.
  5. Stairs and luggage: Consider the route through the house if your group includes older guests, young children, or large suitcases.

Facilities differ from house to house. Use each property’s information to resolve anything photographs do not show clearly.

An evening in a residential neighbourhood

Machiya stays may be in neighbourhoods where local people live. Even when the whole group is together, please keep voices low, avoid parties, and do not gather for long conversations outside the entrance or in a lane. Sound can travel through wooden buildings.

Sharing the space after a day exploring Kyoto, then setting out at different times the next morning, may be part of the appeal. The best fit depends on the rooms and on how your group likes to travel.

Machiya stays to consider for eight guests

The following properties have a guest capacity confirmed on their official property pages:

  • Up to eight guests: And (Higashiyama); Ichi-no-Tsubone; Ni-no-Tsubone; San-no-Tsubone; Higashi-no-Tai; Nishi-no-Tai; Shirafuji-An; and Demizu Machiya.
  • Up to ten guests: Zen and Our-Turn.

Sleeping arrangements and facilities differ, even among eight-guest properties. Do not assume everyone will have a bed. Compare each property’s description and floor plan, rather than deciding from a photograph alone.

Capacity source: the official property listing and individual live property pages (checked 26 September 2026). Capacity and facilities may change; check the current information before booking.
